The speculation tax was created by the provincial government to loosen up some of B.C.’s tightest housing markets, including Kelowna, but can be avoided by making the short drive north to Predator Ridge.

“Some buyers, especially those from outside the province, have been led to believe the speculation tax applies to all of B.C., but that’s absolutely not the case,” says Jay Barre, director of marketing for Predator Ridge.

“You can still buy at Predator Ridge knowing you won’t be subject to the annual penalty you would pay if you chose to invest in the Kelowna, Nanaimo or Vancouver housing markets.”

But choosing to stay outside those markets doesn’t mean you have to choose not to see your investment grow.

Home values in the Greater Vernon area appreciated an average of 11 per cent last year, according to the BC Assessment Authority.

Meanwhile, the average single-family home in the North Okanagan sold in June 2018 for $529,000 after just 44 days on the market, compared to $496,000 after 55 days in the same year-ago period, according to statistics from the Okanagan Mainline Real Estate Board.
