Brentwood neighbourhood expanding

A proposed development in the Brentwood area has seen some changes since it was last brought before council in 2008.

The property at the southwest corner of Willingdon Avenue and Lougheed Highway would now fall under the city's new 's' zoning designation, and would also include a large public gathering and green space.

The new zoning, introduced last winter, allows for greater density in RM3, RM4 and RM5 Districts.

The site is currently home to an auto dealership with vehicle storage space, a restaurant, an auto repair shop and other generalized light industrial/manufacturing facilities.

The development would span 6.65 acres from Lougheed Highway to a lane north of Dawson Street, and from Willingdon to Rosser avenues. It would contain an internal street - Sumas Street - as a high street for the area, with businesses along a pedestrian walkway.

The mixed-use development would include four apartment buildings ranging in height from 39 storeys to 48 storeys, a 13 storey office tower, and retail and commercial space at the ground level, according to a report by the city's director of planning and building, Basil Luksun.

The development would also include a plaza and public gathering/green space.

The developer, Chris Dikeakos Architects, has also included green initiatives in the project planning - including green roof gardens on each of the towers - and is aiming for the Leadership in Energy and Environmental Design (LEED) gold standard.

To encourage residents to use transit, the developer is planning to offer two-zone bus passes for two years with 15 per cent of the residential units. The developer also plans to put in twice the required bicycle parking spaces, and participate in a car-sharing program. There would be three cars added to the car-sharing program per residential phase.

Proposed unit sizes range from studios to three-bedroom with den suites.

There are four phases to the development plan, with the first two developing the site along Lougheed Highway.

A public hearing on the rezoning of the site will take place on Sept. 20 on 7 p.m. in council chambers at city hall.

For those who cannot attend, written submissions regarding the development must be received at the city clerk's office by 4:45 p.m. on the day of the public hearing.
