After a fire vanquished an apartment complex in mid-February, the site may see a future townhouse development.

On Feb. 17, more than 70 residents lost their homes after a three-alarm fire at 3526 Smith Ave. consumed the four-storey apartment building. Recently, HNPA Architecture and Planning Inc. applied for a rezoning application for the site on behalf of the owners.

The rezoning application aims to allow for a townhouse development with underground parking to replace the former 50-yearold building, which was demolished.

The property is located at the southeast corner of Smith Avenue and Linwood Street and is currently vacant, according to the city report.

South and east of the site is Avondale Park, which is near other townhouse developments.

The site is also near other apartment buildings and a single and two-family residential neighbourhood, with vehicle access from Linwood Street.

A tree survey for the site will be required to determine if any of the current trees will be preserved. A noise survey will also be done.

City staff will work with the applicant to prepare the plans for a public hearing.
