The large Value Village site in the Highgate area of Burnaby could be revamped into a town centre complex such as the proposed Station Square or Brentwood Town Centre.
At the July 31 council meeting, Burnaby council authorized the planning and building department to work with the developer on a plan of development to present to public hearing.
In a letter to the city, Martin Brückner, a director with IBI/HB Architects in Vancouver, stated the concept for the site is to "create a new heart to Edmonds Town Centre, which will be a catalyst for the revitalization of this important neighbourhood in South Burnaby."
Brückner, speaking on behalf of Cressey Development Group, also stated the developer is proposing a mixed-use community living complex with a five-storey office building, a series of streetfronting retail stores with a total commercial space of 214,000 square feet, and three residential towers, 25, 30 and 40 storeys in height.
The letter adds that the proposal includes a network of public spaces and "to create a community-living ecosystem which combines work, living, shopping and recreation."
The site is currently occupied by the Value Village at 7350 Edmonds St., and a multi-tenant building at 7338 Kingsway.
The estimated density bonus from the project is between $15 and $16 million, according to the rezoning reference report from the city's planning and building department.
