What's Coming Up at Council: Developer wants to boost size of Davis condo building

Developer seeks fresh zoning approval to make planned condo project even bigger for the vacant property on the north side of Davis near Longford

The Town of Newmarket is considering a more dense residential development that could be coming to 201 Davis Dr. 

Council will be hosting a public hearing May 6 for a proposed nine-storey, 216-unit condominium building.

Council will also receive an update from York Regional Police and changing parking in the community.

Condo expansion

Developers want to bring more density to 201 Davis Dr., 

Mosaik Davis Inc. is proposing a new development on the property, located on the north side of Davis, east of Longford Drive, which is currently vacant. It would feature 219 parking spaces, amenity space and landscaping around the currently vacant property.

The developer already received zoning approval from council in October 2021, for a six-storey, 147-unit development. But now, the developer is seeking another zoning amendment to allow for a more dense condo on the property.

The changes have caused concerns. HBR Planning Consultants, on behalf of a numbered company that owns 191 Davis Dr., provided correspondence due to the increased building size. Concerns included access, parking set at 1.08 spaces per dwelling unit and impact on surrounding buildings.

“Due to the increased size of the project … our client has some concerns that will need to be addressed,” the company wrote.

Police update

Newmarket will be getting an update from York Regional Police about its activities in the community.

Supt. Russ Bellman will present regarding the force, its resources and crime trends. 

The presentation shows there were 12,775 calls for the police service in Newmarket in 2023, with the most prevalent being checking on welfare, motor vehicle collisions and domestic violence. 

Stolen vehicles will also be a point of discussion. That issue has gained more attention in recent months, with the province and federal government announcing more funding to address it.

Parking changes

Council is moving ahead with more studies on parking in the community.

Council is asking staff to explore parking on both Twinney Drive and Krista Court at the behest of councillors.

As far as Twinney Drive, Councillor Victor Woodhouse said April 29 that residents are requesting that the street become entirely no parking, rather than have a section where it is allowed.

Councillor Jane Twinney asked staff to look at parking on Krista Court. She said residents are asking for parking restrictions to be expanded there. 

Council will also be finalizing an expansion of parking on Church Street to help address downtown parking concerns. It is also set to approve a staff direction not to change any parking restrictions on Crossland Gate.
