From a young age, Josie Guglielmucci knew she wanted to be a lawyer.

After taking a law course in high school, Guglielmucci was determined to pursue a law degree and eventually open her own firm.

In October 2020, Guglielmucci realized her dream when she formed Josie Guglielmucci Law Group, a law firm with services including residential real estate conveyancing.

“It was always my goal to get to this point,” Guglielmucci says.

“I have a passion for law. I love it and I love helping people. I do this job for that reason. I try to make some small difference in this world.”

Guglielmucci was born in Burnaby and got her Bachelor of Arts degree at Simon Fraser University and then received her law degree from Bond University in Queensland, Australia.

Before making the move to open her own firm, Guglielmucci worked for two established personal injury firms where she gained significant trial experience.

Now she brings her legal experience to help people during what can be a stressful time in their lives: buying and selling property.

Real estate conveyance is the process of legally transferring property from one group or individual to another. 

“It can be quite a stressful experience for people, there is a lot of paperwork that needs to be handled,” Guglielmucci says.

“My goal is to eliminate that stress and to make it as smooth a process as possible.”

Guglielmucci’s law firm is there to ensure that clients are provided with comprehensive legal advice to help guide all decisions. They will also ensure that no detail is overlooked and that the purchase or sale of your residential property is completed on time.

“I take care of all the legal aspects of a conveyance and put them at ease,” Guglielmucci says.

During a conveyance, Guglielmucci will ensure that the property is transferred to the buyer in their name, registered at the land office with the title transferred to the new owner. For sellers, she ensures that their mortgages are discharged and they obtain the proceeds of the sale.

Lawyers such as Guglielmucci typically step into real estate transactions as soon as there is a binding contract; however, she can step in at any point if asked to.

“Most people have a realtor they deal with and the realtor will advise them as to the necessary steps they need to take when buying or selling a property,” she says.

“I’m also happy to have people contact me and I can explain the process to them as well.”

Guglielmucci recommends using the services of a lawyer for real estate transactions.

“We are lawyers for a reason. We are well-versed in the law,” she says.

“We can conduct further research and investigation if there is a complex matter that comes up. We have the legal understanding and resources to actually look into that and give you appropriate legal advice.”
