Top 3 tips for exterior house paint maintenance

When was the last time your home's exterior was painted? According to Tony Walker, owner and operator of Walker Painting, if it's been 10-plus years—that's too long.

If you neglect your house exterior for extended periods between repainting, your home's appearance will not only look weathered, but when the paint deteriorates, it can cause structural issues that will be more expensive in the long run.

"When people leave it too long and a lot of damage is done, there's restoration involved, not just painting," says Walker.

Regular upkeep can also preserve your home and increase its curb appeal and resale value.

Follow these tips as a guideline to help keep your home's exterior in good shape and extend the life of your exterior house paint.

1. Preparation and prevention

“We put a lot of effort into the preparation," says Walker. "It's the most important thing; we can weatherize the exterior to help prevent issues until you're ready to paint."

Keep the exterior clean with a light power wash periodically to prevent mildew. Dirt causes mildew, mildew causes rot. Remove any flaking and peeling paint and give it a sanding where needed. Prepping the surface will allow better adhesion for the paint you're applying.

“I’m involved in every project, from giving the quote to overseeing my guys on site,” says Walker. "The trickier aspects, I do myself."

2. Maintain gutters and downspouts

Prevent moisture problems and ensure your gutters and downspouts are functioning correctly. Clear clogged gutters to prevent water gushing over and into the soffits, and down the side of the house. Channel water away from your house to avert unnecessary wear and protect the paint.

3. Choose correct materials

There are different products for different materials, whether it's stucco, wood siding, or cedar shingles. Walker suggests a good stain for cedar shingles and elastomeric paint for stucco to waterproof it.

"I've painted thousands of houses and I'm artistically inclined, so I know what colours look good. If it’s a heritage house (my specialty), there are colours well-suited for that era or neighbourhood you're in."
